Free model audit

Services

We extract takeoff and BOQ
straight from your Revit model.

Every job is quoted individually, from your model. Delivered as an Excel workbook with the audit sheet behind every line. The model check comes first, and it is free.

The idea

You model no finishes, no formwork, no layers.

The industry makes you model every layer that has to be calculated — and the quantities still come out wrong, because the model was never the measurement.

We derive plaster, paint, tile, screed, skirting, formwork and wall items from the geometry already in your model, in code. You model the building; we measure it. That is the entire pitch.

What each service covers

Quoted per project, from your model.

We quote each job individually — from the model, after the free check, so the number reflects what is actually there rather than an average. Domestic clients are quoted in ETB, international clients in USD.

Service What you receive Pricing
ParasConcrete Concrete & formwork
Excel BOQ. Concrete split by grade (C-15 → C-30) and by element; formwork derived face by face — embedded faces found by contact test, not guessed. Substructure and superstructure on one basis.

ParasMasonry Walls & stone
Excel BOQ. Walls split by their own type and thickness — HCB 100/150/200, parapet, fence — read from the wall in the model. Stone masonry by volume. Openings netted once.

ParasPlaster Plaster, paint, tile
Excel BOQ, room by room. Plaster, paint, wall tile, screed and skirting — derived from exposed surface area, interior and exterior separated. Catches the strips no Revit schedule sees.
By quoteper project

ParasPaint Paint, on its own
Excel BOQ. Paint as a scope of its own, when that is the only finishing trade on site. Same engine run either way — a paint-only job is measured exactly as a plaster-and-paint job is.

ParasAluminum Door & window schedules
Print-ready PDF. Every assembly type drawn as a dimensioned elevation and plan, with the type, dimensions, how many are identical, the marks, the level, the mullion count and total mullion length measured, not estimated, the panels and hosted doors.

Complete BOQ All four trades
Everything above in one workbook, plus the audit sheet behind every line. Quoted as one job, which comes out less than the four quoted separately.

ParasPaint is an alternative to ParasPlaster, not a fifth trade: the same engine run covers paint alone, or plaster and paint together. Tell us which scope you need and we quote that — one number for the job, not a rate card to interpret.

Process

Three steps, and the first one is free.

The model check is not a sales call. It is a real document you can use whether or not you hire us.

1

Share the model

A Revit file (.rvt), or CAD drawings if that is all you have. Message us on +251 911 544 431 — if you would rather not send the file, ask about other arrangements.

2

Free check in 48 hours

One page: what is wrong with it, what that will cost you, and whether we can measure it. No charge, no obligation.

3

Fixed quote, then delivery

You approve the price. We deliver the BOQ and the audit sheets behind every line. Pay by TeleBirr.

Training

Teach your studio to measure its own models.

A course for the drafters and architects already on your staff. It is not about programming the Revit API — it is about the two things that actually save a studio time: drawing a table of elements, and editing that table in bulk.

What the course covers

  • Introduction. What Paracore is, how the add-in, the engine and the desktop app fit together, and what a script looks like when it runs.
  • Drawing a table of Revit elements. Pull a category out of the model into a table you can read — walls, doors, rooms, whatever the studio works with.
  • Cell edit on the table. Change a value in one row and push it back to the model. The habit that replaces clicking through properties one element at a time.
  • Mass edit from an Excel file. Export the table, edit it in Excel, write it back. Room names, floor finishes, top offsets — any parameter that is not read-only in Revit.
  • Automating with paracore-gen. Describe the task in plain language and let the MCP server do it. No Revit API knowledge needed at any point.

Who it is for: drafters, architects and BIM coordinators. No coding background assumed.

The only code we touch

// every wall in the model, as a table you can edit
GetElements<Wall>()
  .Select(wl => new {
    wl.Id,
    wl.Name,
    Top_Offset = wl.GetStr("Top Offset")
  })
  .Table()

That is the whole trick. Draw the table, edit the column in Excel, push it back — the top offset of every wall in the building, once, instead of three hundred times.

Requirements

What we need from the model.

LOD 300 — correct geometry. That is all.

  • Rooms placed and bounded on every level you want finished.
  • Walls, columns, beams and slabs modelled as real elements — not generic placeholders.
  • Openings cut into the walls — so the netting is real, not an assumption.
  • Floor finish assigned to each room — a name on the room, not a modelled layer.

No finishes, no formwork, no material layers.

No Revit model? Send CAD or PDF drawings.

We build the model to the same checklist, then measure it. The modelling is a separately priced line — quoted after the same free check.

Why us

Why this BOQ is different.

Every line has an audit sheet

Behind every BOQ line is the element list that produced it. You can trace the number to the model. A matching total is not evidence its parts are right — the audit sheet is the warranty.

Ethiopian rates & conventions

HCB 100/150/200, DWA (site-assembled curtain wall), Ethiopian material naming, local cost data. Nobody else has this encoded — it is not on GitHub to be copied.

We sign the number

A BOQ is priced against; contractors commit money to it. Someone has to be answerable. An AI tool cannot be sued. We can. That is a product, not a feature.

One model. One number you can defend.
